How long does a fire strategy report take?
Most fire strategy reports are delivered within 7 to 10 working days of receiving your drawings and brief. More complex schemes or multi-phase projects may require longer. We confirm a fixed timescale with every quotation.
What is the difference between FRAEW and PAS 9980?
PAS 9980 is the code of practice for assessing the fire risk of external wall systems. In practice, the two terms describe the same thing: a fire risk appraisal of external walls carried out to PAS 9980. The report supports EWS1 form completion for lenders, freeholders, and management companies.
Do I need a fire statement for my planning application?
If your development is in Greater London and involves a building over 18 metres tall, or certain other building types, you will likely need a fire statement under London Plan Policy D12a. This is submitted with your planning application. Gateway 1 fire safety approval may also be needed before a planning decision is issued on higher-risk buildings.
What is a Building Safety Case and who needs one?
A building safety case is a documented argument, supported by evidence, showing that a higher-risk residential building over 18 metres or 7 storeys is safe to occupy. It is required under the Building Safety Act 2022 for accountable persons of occupied higher-risk buildings, and must be submitted to the Building Safety Regulator.
Do you cover projects outside London?
Yes. While most of our instructions are London-based, we work across the whole of the UK. Many of our services, including fire strategy reports, building safety cases, and planning fire statements, are primarily document-based and can be handled remotely. Site visits can be arranged where required.
What information do you need to provide a quotation?
For most instructions we need a brief description of the building, including type, use and number of storeys, plus the service you require. Floor plans are helpful but not always essential to provide an initial fee indication.
What does RIBA Stages 0 to 7 fire engineering mean?
We provide fire engineering input at every RIBA stage, from feasibility at Stages 0 and 1, through planning and design at Stages 2 to 4, to construction and handover at Stages 5 and 6, and post-occupancy at Stage 7. Early engagement at Stage 1 or 2 typically reduces cost and avoids design changes later in the programme.
