What Is the Building Safety Act 2022?

The most significant reform of building safety regulation in a generation

The Building Safety Act 2022 is the legislative response to the Grenfell Tower fire. It established the Building Safety Regulator, introduced a three-gateway process for new higher-risk buildings, and placed ongoing duties on accountable persons for existing buildings including registration and safety case maintenance.

The Act defines higher-risk buildings as those in England at least 18 metres or seven storeys with at least two residential dwellings. These buildings are subject to a distinct and more demanding regulatory framework.
