What Are Fire Strategy Plans?

The visual record of every key fire safety decision in your building design

Fire strategy plans are annotated floor plans that translate the written fire strategy report into a visual format. They show, storey by storey, how the building design achieves the required fire safety standards: where occupants escape, where fire is contained, where sprinklers or smoke control systems operate, and how firefighters access and tackle a fire.

They are a required submission document for planning applications under Gateway 1 of the Building Safety Act 2022 and London Plan Policy D12a, and form part of the building control package under Approved Document B, BS 9999, and BS 9991. During construction they serve as a coordination reference for architects, structural engineers, mechanical and electrical consultants, and contractors.

Planning Requirement
London Plan Policy D12a / Gateway 1
Fire strategy plans are required as part of the fire statement for relevant planning applications.
Building Control
Approved Document B / BS 9999 / BS 9991
Fire strategy plans support building regulation compliance submissions to building control.

Common Questions

Frequently asked questions

What are fire strategy plans?
Fire strategy plans are annotated architectural floor plans that visually communicate the key fire safety design decisions including escape routes, compartment boundaries, suppression zones, and firefighting facilities.
Are fire strategy plans required for planning?
Yes. For higher-risk buildings, fire strategy plans form part of the planning fire statement under Gateway 1 of the Building Safety Act 2022. London Plan Policy D12a requires fire safety plans for major developments in Greater London.
Do you produce fire strategy plans as a standalone service?
Yes. We produce fire strategy plans both as part of a full fire strategy report and as a standalone service for design coordination or contractor briefing.
How long do fire strategy plans take?
Typically 7 to 14 working days from receipt of architectural drawings. Complex phased schemes may require a longer programme.
