What Is an EWS1 Certificate?

The certificate mortgage lenders require before lending on affected residential properties

An EWS1 — External Wall System fire review — certificate is produced by a chartered fire engineer following a FRAEW under PAS 9980:2022. It records the assessment of the fire risk from the building's external wall system.

The EWS1 form was introduced in 2019 and categorises buildings into pathways based on whether combustible materials are present and whether remediation is required.

EWS1 certificates have been required for tens of thousands of residential buildings, affecting leaseholders' ability to sell, remortgage, or staircase. A correctly produced EWS1 from a competent chartered engineer is the key to unlocking those transactions.
