What Is a Building Safety Case?

The body of evidence that demonstrates your building is safe to occupy

A building safety case is the principal mechanism under the Building Safety Act 2022 by which accountable persons demonstrate that a higher-risk building is safe. It encompasses the fire and structural safety risk assessment, the management systems in place to control those risks, and evidence that the building meets the required standard of safety.

The safety case report submitted to the Building Safety Regulator is a summary of the full safety case. The accountable person must maintain both throughout the life of the building.

Higher-risk buildings are defined as buildings in England that are at least 18 metres or seven storeys in height with at least two residential dwellings. All must be registered with the BSR.
