What Is PAS 9980?

The British Standard that governs how external wall fire risk is assessed

PAS 9980:2022 is the publicly available specification published by the British Standards Institution that sets out the methodology for Fire Risk Appraisals of External Wall (FRAEW) construction on existing multi-storey residential buildings.

The specification provides a structured framework for chartered fire engineers to assess the fire risk posed by the external wall system, taking into account cladding, insulation, cavity barriers, fire stopping, height, and occupancy.

The outcome of a PAS 9980 assessment determines whether an EWS1 form can be completed and at which category — enabling mortgage lending to proceed on affected properties.
