Gateway 3 & Handover

The final sign-off before a higher-risk building can be occupied

Gateway 3 is the completion gateway under the Building Safety Act 2022. The building cannot be occupied until the BSR confirms it has been built in accordance with the approved Gateway 2 design.

The submission includes an as-built fire strategy, the golden thread of information, a draft building safety case, and confirmation that the accountable person and mandatory occurrence reporting system are in place.

Gateway 3 represents the handover of fire safety responsibility from the construction team to the accountable person.
