The Fire Safety Challenges of Hotels

Hotels present a distinctive combination of fire safety challenges: sleeping occupants who are unfamiliar with the building and its layout, a transient population with variable mobility needs, complex mixed-use arrangements combining bedrooms with restaurants, bars, conference facilities and leisure areas, and staff who change frequently and may have limited fire safety training.

These characteristics mean that hotel fire strategies require particularly careful attention to detection, alarm and evacuation systems, as well as the passive fire protection that protects sleeping occupants.

Early Warning Detection in Hotels

The most important fire safety measure in any sleeping accommodation is early warning — giving occupants the maximum possible time to escape before smoke and fire make escape routes untenable. Hotel fire strategies specify Category L1 or L2 automatic fire detection — detection in all areas of the building including all bedrooms — with the alarm system designed to wake sleeping occupants through an evacuate signal rather than a general alert tone.

Means of Escape for Hotel Bedrooms

Hotel bedroom corridors must be protected escape routes — enclosed in fire-resistant construction with self-closing fire doors — and travel distances to a protected stairwell must be within the limits of Approved Document B or BS 9999. In older or listed hotels, this can require significant work to upgrade corridor and stairwell fire resistance.

Where hotel bedrooms are accessed via open-sided galleries or atrium corridors, the fire strategy must address smoke control to maintain tenable conditions in these escape routes.

Mixed Use in Hotels

Large hotels combine bedroom accommodation with restaurant, bar, conference, spa and retail facilities — each with different fire loads and occupancy characteristics. The fire strategy must address compartmentation between the bedroom areas and the public areas, and the means of escape must be adequate for all occupancy types simultaneously — including scenarios where a fire in the restaurant requires evacuation of guests in their bedrooms.

Listed Hotels and Heritage Properties

Many of the UK's hotels occupy listed buildings and historic properties where modern fire safety measures — particularly automatic detection and sprinklers — are difficult to install without affecting historic fabric. Performance-based fire engineering — using heat and smoke detection carefully integrated into the historic interior, combined with management procedures and staff training — can often achieve an acceptable fire safety outcome while preserving the building's character.

Night audit risk: The period between midnight and 6am — when most guests are asleep and staff numbers are at their lowest — is the highest-risk period for hotel fires. The fire strategy must address the specific procedures and responsibilities for night staff, including alarm response, first aid firefighting, and evacuation assistance for guests with mobility impairments.

The requirement depends on the hotel's height, occupancy and specific design. For new hotels above 11 metres, sprinklers are required under Approved Document B. Many insurers also require sprinklers regardless of height.
